Before real estate, I spent 13 years in hotel operations, from the front desk to Director of Operations at 200+ room full-service properties. I still look at a building the way an operator would. I read an HOA reserve study for what it says about special assessments over the next five years, and I look for the deferred maintenance and carrying costs that never make it onto a listing sheet. I price off a one-mile MLS comp set. Zillow and other automated estimates are only a reference. Before writing an offer, my buyers get a written read on the property, including the HOA reserve position and what the dues cover. Sellers start with what the market will support and a plan for the first fourteen days. I was born in the Philippines and have lived in the US since 2011.
