I spent more than ten years as a mortgage lender before I sold real estate, including time as a producing branch manager. That background changes how I work a deal. I can read a preapproval and tell you whether it's real, spot the debt ratio or appraisal issue that's going to blow up in week five, and translate what a rate lock or a construction draw actually means for your money. Most buyers get handed a payment number and no explanation of how it was built. I'd rather show you the math. I'm based in Fort Worth and work with The Inman Group, a luxury real estate team under @properties Christie's International Real Estate. We cover Tarrant, Parker, Hood, and Erath counties, and the work runs from custom builds and luxury resale to raw land and working ranch property. Those are different transactions with different risks. Land deals turn on survey lines, easements, water, mineral rights, and access. New construction turns on the builder's contract and what you can still negotiate inside it. I've done both enough to know where each one usually breaks. What you can expect from me: straight answers, including when the answer is that you should walk away from the house you already love. I'll tell you what a property is actually worth instead of what you want to hear, and I'll put the reasoning in front of you so you can argue with it. If you want a salesperson, there are thousands.
